Contender357, It just goes to show you how this will effect so many different aspects in the country side we love. I feel bad for the person who was looking for that get-away but now can't afford it. Like CJ's brother said drilling does take place for 3 weeks continuously but in the end it is only a small 1-2 acre area that is usually effected by the drilling. What I mean is the company will probably leave this area without trees replanted on it. A few weeks ago a guy had 30acres up for sale in Deposit NY for 1.9 mil!!!

The thing to remember is you can also seperate the mineral rights from the property.
My parents have leased the gas rights under their property in Central, NY (Interesting enough the drill head is not even on their property) and are now in the process of selling the property but not the mineral rights under it, which they are retaining.
This could be a way to get cheap property still by signing off on the mineral rights.

It might discourage some people from buying it? If one was to buy property without mineral rights you can have all types of clauses negotiated into the deed. Once again if you could put up with the possibility of drilling on your property you may be able to find some cheap land.

Just like everything else in this economy the price of natural gas fell causing these companies to hold back on leasing and drilling. Thats not to say wells aren't being drilled but the leasing activity has really slowed down. The DEC is still doing research on drilling in the watershed and this could be a big bump in the road for landowners who want to lease and the gas companies. Burt
